Since the 6th of April 2007, the Tenancy Deposit Protection (TDP) scheme has applied to all Assured Shorthold Tenancies in England and Wales where a deposit is taken. A new Inventory should be created at the beginning of each tenancy to protect either party in the event of a dispute about the state of the property and its contents. This will be required for a referral to the Alternative Dispute Resolution (ADR) service and is good evidence for use in any form of mediation or trial.

When ‘National Inventories’ are called in to carry out an Inventory, every Clerk is trained to ensure that the report covers all aspects of the property that may be called into question.
We ensure that every clerk:-
  • Undergoes a training course carried out by the ‘Association of Property Inventory Providers’ (APIP)
  • Is fully trained in our own operating procedures.
  • Has extensive fixtures and fittings knowledge
  • Has a thorough understanding of the contractual obligations of ‘fair wear & tear’
  • Has a thorough understanding of the ‘Tenancy Deposit Protection (TDP) scheme’
Our Inventory Clerks use state of the art, touch screen ‘Ultra Modern Personal Computers (UMPC’s)’ to record all relevant data, using our own bespoke software. Our software enables us to take photographic evidence direct to the UMPC. To view a sample report - click here.
